At one point there were 50 employees working in the office. Part of the owners retirement exit strategy was to get Planning permission for residential development and sell the building.
Challenges
The site is in a Conservation area and there were known neighbour objectors to any changes.
Goals
To get approval for a first floor over the single storey section of the building for more flats.
Unique Solution
To gain change of use from office to residential under Permitted Development and propose the first floor clad in a metal roofing material.
Sustainability
Reusing the older parts of the building, demolishing the single storey later addition and replacing it with a well insulated two storey section. The proposal for the flat roof was Photovoltaic solar panels (PV) and thermal solar panels to preheat the heating system.
