01 Initial Contact and Visit

Initial Visit
Following the consultation, we’ll visit your site to understand your project in detail, take photographs, and document existing conditions. We’ll also work with you to define the Design Brief, capturing your requirements and goals.
02 Concept Design
Existing Drawings
We create accurate drawings of the existing site or structure to ensure our new design integrates seamlessly with current conditions.
Feasibility Studies and Sketches
We explore design options and their implications, then develop initial sketches to give you a visual idea of the proposed design. This collaborative stage allows us to refine the design based on your feedback.
03 Planning Applications
Pre-Application and Formal Planning
Before submitting a formal application, we may prepare a pre-application submission to get initial feedback from the local planning authority. Once ready, we submit detailed plans and documents for formal approval and address any queries from the planners.
Planning Conditions
After planning permission is granted, we address any pre-commencement conditions to ensure everything is in order before construction begins.
04Building Regulations and Technical Design
Regulations and Construction Details
We prepare detailed construction drawings that meet building regulations and collaborate with specialists to ensure all design aspects are compliant. We also develop specific construction details to guide the building process.
Schedule of Works
We create a comprehensive list of all project elements, helping contractors price and manage the project effectively.
05 Contract Administration and Handover
Tender and Contract Management
We prepare a tender pack, invite contractors to bid, and assist you in selecting the best one. During construction, we manage the contract, conduct site inspections, and ensure adherence to agreed standards.
Handover and Final Inspection
Once construction is complete, we inspect the work, address any issues, and provide a final report to ensure the project meets your expectations before you take possession.
